You must return unless you permanently settle there and sell the old property.<\/p>\n<\/div><\/div>\n\n\n\n<h3 class=\"wp-block-heading\">Does PRR apply to commercial property?<\/h3>\n\n\n\n<p>No, this relief does not apply to commercial properties. If you have a <a href=\"https:\/\/www.experlu.co.uk\/blog\/vat-on-residential-property\/\" data-wpil-monitor-id=\"477\">residential property<\/a>, or more than one, you are eligible for PRR.<\/p>\n\n\n\n<p>If you use the whole or part of your dwelling to make a profit or use it exclusively for <a href=\"https:\/\/www.experlu.co.uk\/blog\/5-things-to-consider-when-valuing-your-business\/\" data-wpil-monitor-id=\"475\">business<\/a>, no relief is applicable on the capital gain tax.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"Who\">Who is eligible for the Private Residence Relief?<\/h3>\n\n\n\n<p>Individuals can qualify for <strong>Private Residence Relief<\/strong> &#8211; PRR if they profit from selling their only primary residence.<\/p>\n\n\n\n<p>You are also eligible for the relief if,<\/p>\n\n\n\n<p>\u25cf If you own the freehold of your home<br>\u25cf You are a tenant having a leasehold<br>\u25cf You jointly own a freehold or lease with someone else<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"calculate\">How to calculate the <strong>Private Residence Relief<\/strong> amount?<\/h3>\n\n\n\n<p>The relief amount depends on the number of years you stay in the property.<\/p>\n\n\n\n<p>Let us take an example,<\/p>\n\n\n\n<p>\u25cf You buy a residential property for \u00a3200,000 and sell it for \u00a3300,000 after ten years (120 months). You make a taxable gain of \u00a3100,000 on the sale.<br>\u25cf You lived in the property for the first three years and then let it out.<br>\u25cf The PPR is applicable for these three years and the last nine months of your stay there.<br>\u25cf You&#8217;ll get PPR for 45 months (36 months + 9 months), which is 37.5% (45 months divided by 120 months) of the total time. So, the relief amount is 37.5% of the profit, i.e., \u00a337,500.<br>\u25cf The remaining 62.5% of the gain of \u00a362,500 is the chargeable CGT, as PPR doesn&#8217;t cover this part of your profit.<\/p>\n\n\n\n<p>If you sold the property between 6th April 2014 and 6th April 2020, you got PRR for the last 18 months of your stay in the residential property. However, from 6th April 2021, you will receive PRR for the last nine months of ownership.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"claim\">How to claim the <strong>Private Residence Relief<\/strong> PPR?<\/h3>\n\n\n\n<p>1.&nbsp;&nbsp; <strong>You have used a part of your property as a home<\/strong><br><br>If you share a part of your property with tenants, you can claim relief for your dwelling section.<\/p>\n\n\n\n<p>For example, you lent a room in your house that comprises 10% of the total property.<\/p>\n\n\n\n<p>Now, you want to sell the property and reduce CGT. You can claim relief for only the remaining 90% of your dwelling property, and 10% is chargeable.<\/p>\n\n\n\n<p>2.&nbsp;&nbsp; <strong>You have lived for a few years<\/strong><br><br>You can claim PR only for the time you have lived on the property.
